Located at 144 Elk Place in the heart of New Orleans’s Central Business District, the original 16-story high-rise Elk Place was constructed in 1973. The buildings’ first floor is approximately 10,000 square feet and opens onto Elks Place and South Rampart Street. Developed by Elk Place, a Wampold Enterprises Company, renovations converted the office building into apartment units, tenant build out space and tenant/ public parking.

The three-pronged construction delivery involved demolition, renovation, and new construction. Demolition included the complete removal of approximately 217,000 square feet of office space, including, but not limited to flooring, partitions, ceilings, MEP systems, and abatement of hazardous materials. The most critical concern with this phase of construction was working around a constricted site in a downtown environment, and protection of both pedestrians and nearby existing buildings.

The renovation component included transformation of 8 floors of office space into 96 apartment units, 1st and 2nd floors into tenant build out space and a fitness center, rooftop building into a pool house, and six floors of parking garage space. New construction introduced a new rooftop pool set in a structural steel frame with cast-in-place concrete pool deck and structural steel arbor. Additionally, 54 new balconies were added on floors ten through fifteen.
